In conjunction with Dún Laoghaire – Rathdown County Council the initial stage of switching the Wyattville Link Road junction from a roundabout to a signalised junction will take place from 8pm Friday 17th November – 12pm Monday 20th November, at which point the signalised junction will become operational.

A detailed traffic management plan has been put in place in order to ensure the least impact on residents and road users as possible. An Garda Síochána will also be available to assist the construction teams with any traffic issues which may arise .

Ambitious 2,100,000-square-foot plan includes over 1,250 apartments and key retail – shops, restaurants, cafes and community facilities

Hines has today submitted a large-scale planning application for a visionary new town centre development that will serve as the key focal point for the new town of Cherrywood in the Dun Laoghaire-Rathdown borough of South Dublin.

Permission is being sought for a new 2.1 million-square-foot plan for a mixed-use development with a large residential component that will comprise 1,269 build-to-rent apartments, as well as 585,000 square feet of retail and leisure outlets comprising shopping, restaurants and cafés.

Cherrywood Town Centre will be constructed on an elevated site integrating the existing Luas stops of Cherrywood and Bride’s Glen.  The pedestrian and bike friendly Town Centre includes a series of covered and open public spaces, that will be enlivened by an extensive choice of shops, bars, restaurants, a hotel and other leisure facilities.

Brian Moran, senior managing director of Hines Ireland, stated, “This planning application marks a hugely significant milestone for the wider Cherrywood development project. The new Town Centre will be the beating heart of Cherrywood and the centrepiece of our vision for a dynamic living, shopping and amenity-rich urban environment serving thousands of new families, workers and visitors in the wider town. Our open-plan apartment designs have been planned to incorporate the latest ideas on apartment living based on Hines experience in the U.S. and Europe. This will make a significant impact in addressing the very high demand that currently exists in the Dublin residential market for one and two-bedroom apartments.

The new Town Centre will also be built alongside the newly created Tully Park – currently under construction and equivalent in size to St Stephen’s Green. All these elements will combine to make for a highly accessible, walkable, green urban environment with great shopping, leisure and amenity options for all to enjoy. Cherrywood will be an unrivalled location for the many thousands of residents who will make this modern new town their home over the coming years. We continue to work with Dun Laoghaire-Rathdown County Council via the Strategic Development Zone (SDZ) framework to progress this ambitious plan.”

Hines has engaged extensively with the local community about the new town of Cherrywood, most recently through a series of open days held earlier this year. In February, over 3,000 members of the public met with the project team and walked through two display apartments to familiarise themselves with the vision for the new town.

The proposed Cherrywood Town Centre will also be served by new bus routes to complement existing Dublin Bus services into the area as well as a bus link to the Shankill Dart station. The town will also have two new large underground carparks, 2,600 bicycle spaces, and over 150 charging points for electric vehicles.

Pending planning approval, construction of the Town Centre is expected to take three years to complete, with 3,000 construction workers employed over the course of the various build stages. It’s hoped to commence construction in Q2 2018. Cherrywood Town Centre will eventually be home to over 3,200 people, with the potential to accommodate 2,300 office staff and provide employment for more than 2,500 retail workers.

Construction is already well advanced by Hines, the other Cherrywood landowners and Dún Laoghaire-Rathdown County Council on the first key phase of the Cherrywood development, a €160m project to deliver three brand new flagship parks and 5.4 kilometres of roadways, pedestrian footpaths, cycle paths and greenways, as well as the planting of over 3,000 new trees. This work is progressing on schedule and is due for completion in Spring 2018.

Dún Laoghaire-Rathdown County Council, in its role as Development Agency, has prepared an Urban Form Development Framework (UFDF) for the Cherrywood Town Centre, following consultation with the relevant landowners and in accordance with Section 6.2 of the Cherrywood SDZ Planning Scheme, 2014 (as amended 2017).

The UFDF provides assistance when determining whether planning applications meet the objectives of the Cherrywood planning scheme.

“Best Example of Water Conservation”

Since Hines acquired the Business Park in 2014, it has continued to improve the site and its operations.  Cherrywood Business Park management and tenants regularly review their operations to see if they are adhering to best environmental practice or isf there is scope for improvement.  This includes ongoing water monitoring of water consumption.

Cherrywood Business Park was found to be best in class  in water conservation and deserved winner of this award.

“Approval for third and largest of Cherrywood parks – another positive step in preparing for a new town” – Hines Ireland MD

Hines Ireland has received approval from Dún Laoghaire-Rathdown County Council for the development of the biggest park to date for the new town of Cherrywood in South Dublin.

The first phase of development of Ticknick Park will span an area of over 19 hectares and will deliver the flagship amenity and outdoor recreation space for Cherrywood. Future additional expansion will ultimately see Ticknick grow to a scale equivalent to Dublin’s Marlay Park.

Ticknick Park will initially boast four multi-use pitches for field sports, a pavilion building with changing room facilities, paths and walking routes for jogging and connecting walkways to the Dublin Mountain Way hiking routes.

This approval follows recent planning permissions for a major new road network for the town and its other new parks – Beckett Park and Tully Park.  The development of Ticknick Park is part of the important first phase of development which will precede the construction of a new Town Centre and 4,000 new homes within Hines’ landholding at Cherrywood in South Dublin.

The development of the three parks and road network is already underway and is expected to be fully completed over the next 18 months.

Welcoming the announcement, Senior Managing Director for Hines Ireland, Brian Moran said:

“The granting of planning permission for Ticknick Park is the latest approval for this ambitious project and represents real momentum for the development of the new town of Cherrywood. From the outset we have promoted  the up-front development of first class amenities for Cherrywood.  Hines is focused on rolling out the Cherrywood project as quickly as possible and on delivering an unrivalled location for families to live in and for businesses to flourish.

At the heart of every community is a thriving living and recreation space and with over 47 acres of playing pitches, dedicated walking routes and cycle paths now under development,

the residents of Cherrywood will benefit from Ticknick Park’s great facilities and breath-taking views of the Dublin Mountains, Ballycorus Leadmines and both Dublin and Killiney Bay.

This is an exciting time for the Cherrywood development with approvals for these significant parks and supporting road network and our submission of planning for the new Cherrywood Town Centre and apartments coming in early 2017.”

The upfront development of Cherrywood’s roads, pavement and cycleway infrastructure as well as its large amenity zones, underpins the commitment to expedite the delivery of the 4,000 homes contained within the Hines land holdings.

A detailed planning application for the new Cherrywood Town Centre, including a major retail centre, cinema, other leisure uses, restaurants and apartments will be submitted in the coming months.

The 400 acre Cherrywood site was acquired in November 2014 with Strategic Development Zone approval for the construction of a new retail-led mixed use town centre with 4,000 apartments and houses within Hines’ landholding; and zoning capacity to upgrade the second largest office park in Dublin.

Approval for new infrastructure investment marks the next milestone in delivery of a new town for South Dublin

Hines Ireland has today welcomed Dún Laoghaire-Rathdown County Council’s decision to grant planning permission for the development of a major new road network at Cherrywood, marking the next important phase of development for a new Town Centre and 4,000 new homes within Hines’ landholding at Cherrywood in South Dublin.

Construction work is to get underway in the coming weeks on the multi-million euro project which will see the development of 5.4km of roads, footpaths and cycle ways at Cherrywood. It is expected that the roads will be completed by the end of 2017.

Planning permission has been granted by Dún Laoghaire-Rathdown County Council under the fast track Strategic Development Zone (SDZ). The roads will form part of the public road network providing access and services for the development of Cherrywood and the adjoining areas. When completed the road network will serve the expected population of 30,000 residents who will eventually live in the 8,000 homes that will be constructed across the entire SDZ and work in the new town of Cherrywood. Out of this, the Hines’ lands will accommodate 4,000 homes with a population of approximately 15,000.

This announcement follows the recent granting of planning permission for the development of two major parks at Cherrywood equivalent in size to Dublin’s St Stephen’s Green and Merrion Square. Hines has also recently lodged a planning application for the development of Ticknick Park which is 47 acres.

Welcoming the announcement, Brian Moran, Senior Managing Director of Hines Ireland said:

“We are delighted that planning permission has been granted for the development of this road and infrastructure network to help expedite the delivery of Cherrywood. This approval follows the recent granting of permission for two major parks at Cherrywood and signals real momentum for the project.

This road network, in addition to the excellent public transport infrastructure, including four LUAS stations and direct links to the country’s motorways, will further enhance Cherrywood as an unrivalled location for families to live in and for businesses to grow.
We will break ground on this phase of development in the coming weeks, and in doing so it will raise the flag on what is set to become one of the largest construction projects in the state. Hines is focused on rolling out the Cherrywood project as quickly as possible to deliver a new town for South Dublin which when completed will be home to 30,000 people.

We look forward to our submission of planning in the autumn for the new Cherrywood Town Centre”.

Approval for new amenities is first milestone in the delivery of a new town for South Dublin

Hines Ireland has today welcomed Dún Laoghaire-Rathdown County Council’s decision to grant planning permission for the development of two major parks at Cherrywood, marking the first important phase of development for a new Town Centre and 3,800 new homes at Cherrywood in South Dublin.

Work is to get underway in the coming weeks on the multi-million euro project which will see the development of two substantial sized parks at Cherrywood over the next 18 months.

Planning permission has been granted by Dún Laoghaire-Rathdown County Council under the fast track Strategic Development Zone (SDZ). The two parks will comprise a total of 35 acres at two separate locations in Cherrywood. Tully Park at 22 acres will be immediately adjacent to the planned town centre and will be equivalent in size to St Stephen’s Green; while Beckett Park (13 acres) will be located at the north western end of the SDZ and will be similar in size to Dublin’s Merrion Square. An application for a third major park, the 22 acre Ticknick Park, is to be submitted in the coming months.

Welcoming the announcement, Brian Moran, Senior Managing Director of Hines Ireland said:

“We are delighted that planning permission has been granted for the development of these flagship parks and that the initial phase of development can now get under way. These are the first planning permissions to be granted under the Cherrywood Strategic Development Zone and signals important progress for the project.

Hines is focused on rolling out the Cherrywood project as quickly as possible to deliver an unrivalled location for families to live in and for businesses to flourish. Our vision to have a high quality, amenity-led environment at the heart of the new Cherrywood is now becoming a reality with the upfront development of these large parks.

We will break ground on this initial phase in the coming weeks, and in doing so it will raise the flag on what is set to become the largest construction project in the state – a completely new town for South Dublin which when completed will be home to 30,000 people.
We also look forward with equal excitement to additional developments in the coming months with approval for the roads network to serve Cherrywood and our submission of planning in the autumn for the new Cherrywood Town Centre and apartments”.

When completed Ticknick, Tully and Beckett Parks will be key recreational and environmental amenities serving the expected population of 30,000 residents who will eventually live and work in the new town of Cherrywood.

The upfront development of Cherrywood’s large amenity zones, as well as roads, pavement and cycleway infrastructure underpins the commitment to expedite the delivery of the 3,800 houses and apartments contained within the Hines land holdings.

A further announcement on the proposed development of 5.4km of new road network to serve the entire Cherrywood SDZ is expected to be made in the coming weeks.

A detailed planning application for the new Cherrywood Town Centre, including retail areas, cinema, other leisure uses, restaurants and apartments will be submitted later this year.

Major Parks and Roads to be delivered up front as a first step in the delivery of at least 3,800 homes

150 new jobs attached to Phase 1 Rollout

Hines Ireland is this week submitting a planning application for a major road network investment that will mark the first phase of development of a new Town Centre and upgraded Business Park at the Cherrywood Strategic Development Zone (SDZ) in South Dublin. This first stage will create 150 new construction jobs when work begins next year.

Planning permission is being sought for 5.4 km of new roads while additional applications for 3 large parks serving the new Cherrywood town are to be submitted in the coming weeks. The applications also propose the building of pedestrian footpaths, cycle paths and greenways and the planting of over 3,000 mature trees including oak and cherry varieties which will make for a well-established landscape prior to people moving into the area. Tenders are underway with contractors to commence the multi-million euro construction project of the roads and parks in spring 2016.

The park facilities will cover a total of 57 acres at 3 separate locations in Cherrywood. Ticknick Park will be the largest and will include 4 full size multi-code playing pitches; Tully Park at 22 acres will be located close to the planned town centre and will be equivalent in size to St Stephen’s Green; while Beckett Park (13 acres) will be located at the north western end of the SDZ development and will be similar in size to Dublin’s Merrion Square. When completed Ticknick, Tully and Beckett Parks will be key recreational and environmental amenities for the expected population of 30,000 residents who will eventually live and work in the new town of Cherrywood.

The upfront development of Cherrywood’s large amenity zones, as well as roads, pavement and cycleway infrastructure is also tied to an overall aim to expedite the delivery of the 3,800 houses and apartments contained within the Hines land holdings.

The detailed planning application for the Town Centre, including the retail areas, cinema, other leisure uses, restaurants and the initial 1,400 apartments will be submitted in mid-2016. It is expected that construction on these will commence towards the end of next year.

Commenting on these latest developments, Brian Moran, Senior Managing Director of Hines Ireland said:

This is an exciting step forward for this landmark development and signals our ambition to create a very high quality, amenity-led environment for the residents of Cherrywood. These applications have taken into account the valuable feedback from the public at our Open Days in May 2015. The investment in three major landscaped parks, spanning 57 acres, with playing fields and sports facilities, will make this an unrivalled location for new families in South Dublin. The excellent transport network at Cherrywood, with 4 stops on the LUAS Green Line and direct access to the country’s motorway and national road network make it an unrivalled place to be for both office and retail occupiers, in addition to residents.

We are acutely aware of the enormous public demand for new housing stock particularly in the Greater Dublin Area and we are working closely with Dun Laoghaire-Rathdown County Council to speed up the delivery of the housing and accommodation elements of the Cherrywood project.

Our planning work is continuing apace on all fronts – town centre, residential, retail and office space. We will continue to share and consult with the local community about our exciting and ambitious vision for the new Cherrywood including the retail and amenity-led town centre, for which a planning application will be submitted in mid-2016.”

This week’s submission will be the first in a series of planning applications by Hines in the coming months for the 400 acre Cherrywood site acquired in November 2014 with SDZ approval for the construction of a new retail-led mixed use town centre; up to 3,800 apartments and houses; and zoning capacity to upgrade the second largest office park in Dublin.
